CLAMBAKE COTTAGE RENTAL AGREEMENT
Thanks so much for choosing Clambake Cottage for your stay on the beautiful
Oregon Coast. We hope that you will love and enjoy every minute of your stay.
The following rules and guidelines are created in the hope of keeping the home
a clean, safe, environment for all renters to enjoy. Please know that we value
each and every guest, and will do everything within our abilities to make your
stay a wonderful experience. Please contact us with any questions or concerns:

Parking==Important Please Read==
You may park two cars in the driveway, and one in the garage. No more than
two cars may be parked in the driveway at any time. Please be sure not to
park along the street as no on street parking is a requirement for vacation
home renters (& considerate to full time home owners in the area). You must
use only the designated parking spots. Failure to comply with the approved
parking will result in a violation for Clambake Cottage and may cause us to loose
our vacation rental permit. Please carefully adhere to these rules. If we are
assessed a parking violation, there will be a $50.00 fee to guests per violation.
Arrival/Departure
Check-in: after 4:00 P.M.
Check-out: before 11:00 A.M.
Arrival:
1. Time to check in will be 4:00 pm unless other arrangements are made prior.
2. Directions to the house and key codes for the lock box are provided at
time of payment in full. This will open the box and get your key for the house.
The code will be changed after each guest departs. There is a lock box and/or
key replacement fee of $50.00 if lost and or damaged by guests.
3. The lock box is located on the house front porch, on the right hand side.
4. Your home has been sanitized, stocked with a starter supply of paper
products, soaps. This is only for starters. You will need to replenish these
items yourself if you are to run out during your stay at the beach house.
A $50.00 fee may be charged for late check-outs or early check-ins unless
previously arranged.
Departure:
1. Check out time is 11:00 am. For late departure an added charge of $50.00
may be assessed. Please pack all personal items, double check all drawers and
cupboards and behind dressers for phone cords and computer attachments. A
shipping charge of $25.00 will be assessed plus the shipping fee to return all
items to you.
2. Please load dishes into dishwasher and start the dishwasher. Time is an
issue for the cleaning crew to get the home ready for other guests. Thank you!
3. Take out all garbage to the trash can located by the garage. There is
also a recycling can available.
4. Return all and any furniture to the proper place.
5. If there were any items that malfunctioned or concerns with the home while you were
here please leave a note so they can be addressed by housekeeping and or management.
6. Turn off all appliances and the fireplace.
7. Lock all windows and all doors upon your departure of the home.
Payment Procedures
50% Deposit of total charge is required to hold your reservation, remainder
due 30 days before arrival date. Methods of Payment: Visa, Mastercard,
Discover, E-Checks, and Personal Checks.
A $250.00 Refundable Security Deposit is required, which can be
paid by a separate check for $250.00, which will be shredded or mailed back to
you after your stay. However, we reserve the right to retain portions of your
security deposit up to $250.00 if policies are not adhered to (i.e. parking
restrictions, quiet hours, maximum occupancy, check-out procedures, pet policy,
etc.). Clambake Cottage reserves the right to charge additional fees for any
damages that occur during your stay. In the event your reservation goes to a
collection agency or attorney, additional fees for their services will be added
to any balances owed.
All current City/County and State room taxes will apply (currently 10.50% - 11.00%,
subject to change).
Credit card numbers are not kept on record. E-mail and all guest
information remains in our personal possession and is never sold or shared with
other agencies or services.
Cancellations
Cancellation Policy: 50% of deposit paid will be refunded if 30
days notice given. No refund if less than 30 days notice, unless rebooking.
For reservations made within 30 days of your arrival date, above rules apply.
No refund for late arrivals or early departures. Management reserves the right
to terminate your contract with no refund if any rules set forth have been ignored.
Housekeeping
Our housekeeping staff works diligently to prepare the home in preparation for
your arrival. We provide an initial supply of tissue, toilet paper, paper towels,
bath soap, laundry and dish detergent. However, we do not replenish products
during your stay. Clean bed linens, bath towels are also provided. The home is
equipped with a washer and dryer. Please leave the home in the
same general condition as it was when you arrived. Staff will arrive shortly after
your departure to thoroughly clean the home.
All food and drink spills need to be cleaned up immediately. Food and drink spills
on carpet and furnishings are considered to be damage not normal wear and tear.
Please take of dirty, or sandy shoes before entering the home.
The refrigerator needs to be emptied of all food and free of spills. Damage charges
may be charged to your account in the event that excessive cleaning is needed following
your departure.
Pet Policy
Pets are prohibited. Should we discover a pet has been or is in the home without prior
approval, you will be charged a fee for pest control, a deep clean and a $250.00 security
deposit.
Smoking Policy
Absolutely No Smoking is Allowed. If you violate this policy you
will be fined.
Quiet Hours
10:00 P.M. – 8:00 A.M. No loud music or loud conversation while outside
the home during quiet hours. Be courteous while on decks and in the hot tub.
Maximum Occupancy
The maximum occupancy (which includes children) is 12. If you exceed the maximum
occupancy of your accommodations you will be asked to leave with no refund.
Clambake Cottage rents to adults over the age of 25 and families only. No teens or college
parties. We reserve the right to refuse service to anyone.
Keys
Two keys are provided and are located in the lockbox. A $50.00 lock replacement charge
will apply if keys are missing.
RULES FOR HOT TUB-Keys are located in the top kitchen drawer under the glasses.
1. Do not remove or adjust floating device “brominator”. Tampering with or removing the“brominator”
will cause chemicals to be out of balance. If this rule is not followed, a rash or other illness could result.
Clambake will not be held liable.
2. Use hot tub at your own risk.
3. Shower and rinse off any sand and body lotions.
4. Do not use while intoxicated.
5. No food or beverages while in tub.
6. No children under the age of 12 without adult supervision. Do not use if you are pregnant, or have a medical
condition.
7. Do not change temperature.
8. Use pump & light controls only.
9. Please keep noise to a minimum.
10. Respect quiet hours (10:00 PM–8:00 AM).
11. Replace cover while not in use. Cover MUST be restrapped after each use,
otherwise the cover will blow off and be damaged. Hot tub cover is checked after
each stay and if damage has occurred, a $50.00 fee will be assessed.
*Violation of any of these policies may result in forfeiture of
deposit, additional fees and early termination of guests stay.
*Guests agree to hold Clambake Cottage harmless for damages to self and/or property
resulting in accident, injury, loss due to weather or for any other reason.
**Terms, Conditions and Policies are subject to change. Clambake Cottage reserves the
right to cancel reservations (with a full refund) at Clambake's sole discretion.
Please sign and return this as your confirmation by 30 days prior to your stay. A copy of this
agreement is also provided at the home.
